AS SEASON ENDS….

The Red Report.

I first want to acknowledge the great job the volunteers have done to make the monthly socials a major success.  The food and entertainment were excellent.  The committee that organized the "Fashion Show" for the B&T ladies, did an outstanding job.  The sold out show was the highlight of the winter.  The charter bus trip to the Hard Rock Casino, organized by owners, was another fun day.  The bus was full of happy gamblers.  A good time was had by all, even the losers.


The contract for the modernization of the elevators, has been awarded to General Elevator Sales & Service.  Work has started on Bldg. #3 and is expected to be complete by late May.  One elevator at a time will be closed.  Modernization will continue through all 5 buildings and is scheduled to be completed by early 2011.  At the present time the BOD does not feel a special assessment is required, unless we experience an un-anticipated expenditure.

 

The atrium roof in Bldg.#3 is another major project that needs to be addressed soon.  We are working with our consulting engineer to select a contractor.  We plan to review bids at the next BOD meeting so we can start work this summer.

 

Financially, we are in good shape compared to other Condo Associations in our area.  We have a minimal number of foreclosures and delinquent payments.  Currently we have filed liens on 3 units and 2 units are in foreclosure.

 

My statement in the last Beachhead referring to water damage needs additional explanation.  Damage due to water intrusion that is not the result of negligence, by an owner, is classified as "Casualty damage."  The Association is responsible for repairs to common

elements and each owner is responsible for their own interior  repairs.  If an owner is found to be "Negligent" due to repeated leaks or not replacing old and damaged equipment the Association and the affected owner could hold the owner responsible for damages.  Another good reason to replace old water heaters and equipment.

Comcast Cable has advised their rates will increase by 3% on April 1,2009.

 

A committee of owners reviewed the Associations Policy's to bring them up-to-date and modernized.  Changes recommended by the committee were reviewed at the last BOD meeting and approved.  They are available for review by owners in the Association office.

 

We have changed our insurance agent, thanks to the recommendation of the insurance committee.  Thank you to Tony Sielucka, Bill Birthright, and Tom Korson for a job well done. The new company's name is Insurance & Risk Management Services(IRMS).  To contact them call Patty Pierson, 239 649 1444, ext. 401.  They have offices in Naples and Ft. Myers.

 

There were way too many PETS appearing around the buildings this year.  Many owners have voiced major concerns about the abuse of the "NO PET" rules.  Please abide by the rules.  Fines of up to $100.00 per day can, and will be assessed to unit owners who are in violation.

BINGO WAS A BIG HIT WITH OWNERS THIS SEASON.  MORE ACTIVITIES ARE BACK TO GOOD OLD DAYS.  NEXT SEASON WE WILL HAVE MORE PLANNED FUN FOR ALL.  PLEASE SEND ANY SUGGESTIONS TO TED KORKOSZ.  I WOULD LIKE TO PUT OUT AN EVENT CALENDAR AND WORK WITH A COMMITTEE ON PLANNED ACTIVITIES FOR NEXT SEASON.  I WOULD LIKE TO GET THE GOOD PARKING LOT BIRTHDAY PARTY BACK.  WE CAN DO IT.

ALL OWNERS: Please be advised IRMS, our insurance agent, will forward to your residential insurance company a copy of an Insurance Mitigation Verification Certificate upon your request. This certificate COULD save money on your insurance premium.

BOCCE BALL LEAGUE NEWS:

The Bocce League had another GREAT Season.

Oh, how we have grown since 1998 from 14 teams to 37 teams this season.

Thanks to Simon Banda, our Bocce Commissioner, who had a vision.

He said if we build it they would come. How right he was.

Congratulations to the 2009 Champs, Ben Imhoff and Jim Gabriel.

Special Thanks to all that lent a helping hand, it is greatly appreciated.

Disposal of Large Items (Mattress, Water Heaters, Refrigerators): Owners please do not place large items in dumpsters, contact Association office so special pickup can be scheduled with Veolia Waste Management.

B&TC Policies: Policy Committee has revised and made recommendations to BOD. Policies, new and revised were approved by Board of Directors in March 26, 2009 BOD Meeting. Policies can be viewed at B&TC Association office.

FRIENDLY REMINDER: All OWNERS vacating unit for summer PLEASE remember to TURN WATER OFF in unit and REMOVE ALL LANAI FURNITURE.

The Manager’s Moment

END OF SEASON - OWNERS RETURNING NORTH

We are saddened to see the end of "season" and a lot of our owners returning to their northern homes. We will miss you. However, we are planning to accomplish a lot of projects for you during the summer. We hope you will enjoy the changes when you return.

ELEVATOR & FIRE ALARM MODERNIZATION IN ALL BUILDINGS

We have contracted with Cintas Fire Systems and General Elevator to upgrade and modernize our elevator fire alarm system and our elevators to meet current codes. The upgraded fire systems are almost complete and the elevator modernization has begun in Building 3. The elevator modernization will continue through the balance of this year and into next year. The building progression will be: B3, B1, B2, B4, B5.

NEW WATER PUMPS BEING INSTALLED

New variable speed water pumps are being installed in each building. The old pumps are being rebuilt and are being used as back-up pumps. So far the pumps have been replaced in Buildings 1, 2, 3 & 4. Building 5 is the last building to get the new pump installed, and that should be installed by the end of April. The new pumps will relieve the concerns we’ve had in the past with low water pressure.

 

SCREEN DOORS FOR UNITS

All B&TC owners were required to have an Association approved white screen door with silver screen installed on your units by the end of last year. (The approved screen doors are Unique Technology Amplimesh #104 white security door or Suntech Santo #104 white security door.) The doors are required to have silver screen and Tasmin door locks. All but two of the units now have the new screen doors and have been inspected. The remaining two doors are in process of being replaced.

B&TC POLICIES HAVE BEEN UPDATED

At the beginning of this season, a committee was formed to review and update the current policies we have on our books. The committee did their job and we now have an updated and approved set of policies. The updated set of policies is available to review in the Association office.

LOBBY ROOF COMMITTEE MEETINGS

We have evaluated new material specs for the Lobby roof that are functional. We’re also looking at different approaches to decorate the rooftop. The new roof material could also apply to the carport over-hang and the Community Room roof. More meetings to follow to review costs and need for new skylights.

OWNERS TO PAY FOR COST TO RESTORE WALKWAYS

In a few cases, we have noticed that apparently the old, bronze-colored screen doors have been sprayed white while still on the frame and there is over-spray on the surrounding walkway/building/door. In those cases, these areas will be restored and the cost to recover these units will be passed on to the unit owners.
