ANOTHER SEASON ENDS . . .      From The President‘s Pen.

This season many wonderful events were enjoyed by the owners and renters at Beach and Tennis Club. A big "Thank You!" from your Board of Directors to the many volunteers that made the events fun for everyone.  Bocce Ball, Golf, Happy Hours, Casino Trips and Bingo will all be back next season, plus we may have more parties!

Your Board of Directors (the "we" people) has worked many hours to make the right decisions.  This was not a "one-way street" - all Board members expressed their ideas and suggestions.

Please read your Beachhead very carefully.  Note the policies included in the newsletter.  They will strongly be reinforced with fines up to $100 per day.

Good News: Owners who rent their units can now offer "Free Tennis" to their renters.  More details are available at the tennis courts.

Important Security Notice:  All restrooms and laundry room will be closed from 10 p.m. to 7 a.m. daily.  The mail room and owners’ work room will also be closed according to this same nightly schedule.

The Board would like any input and/or comments as to how the lobby should be completed, such as:  leave it as is; furnish with furniture and table and chairs; etc.  Please complete the form and return to Kirk or Doris.

The Board would like to wish you all a great summer.  We look forward to seeing you when you return to your little bit of Paradise at the Beach and Tennis Club.

1. Is your WATER turned OFF? ALL OWNERS PLEASE TURN WATER OFF WHEN UNIT NOT IN USE.

2. Is your BIKE stored properly?

3. Is your BOAT stored properly?

4. Do you have a TARP on your CAR? Please remove it.

5. Have you removed your WINDOW SCREENS to protect them from the summer storms?

Effectively immediately ALL owners with "grandfathered-in dog" (owners at B&TC prior to 1991 with dog), must submit the following registration annually:

When accepted, a B&TC Dog I.D. Tag will be issued, and MUST be seen on the dog while on B&TC property.

 

BTC Declaration Article 12, Section .6, Animals.

Effective upon the date of recording of this Amended Declaration, no animals or pets of any kind shall be raised, bred or kept within the condominium, either temporarily or permanently. This restriction shall apply to owners, tenants, guests and all other persons entering upon condominium property.

Notwithstanding the above, the Board may allow owners to keep certain pets if it is determined that such pets will not cause a disturbance to other owners or occupants.  Such exception, if allowed, will be a conditional privilege, revocable at the discretion of the Board if such pet disturbs other owners or occupants.

Further notwithstanding the above, owners who had a pet prior to the date of the recording of this Amended and Restated Declaration shall have the continuing right to have one pet, including a replacement pet. Pets allowed under this exception must not be allowed to disturb other occupants, must be either leashed or carried and must be exercised or curbed only in properly designated areas, and shall be further subject to all rules and regulations adopted by the Board, including registration requirements. Owners who do not comply with these requirements shall, at the Board’s discretion, remove the pet from condominium property.

Fines. The Board shall have the right to impose fines, according to the procedures allowed by law and in the By-Laws, up to the maximum amount allowed by law, upon owners who violate these pet restrictions or whose tenants or guests violate these restrictions.


Disposal of Large Items (Mattresses, Water Heaters, Refrigerators): Owners please do not place large items in dumpsters, contact Association office so special pickup can be scheduled with Veolia Waste Management.


Unit Checklist for Summer Hiatus

Please use the following checklist as you ready your unit for the

Summer months ahead.

□   Make sure all smoke alarms are working and, if required, have fresh batteries installed.

□   Place timers on indoor lamps.

□   Forward mail.

□   Place a temporary stop on newspaper delivery.

□   Place phone, cable and internet service "on vacation."

□   Return all library books.

□   Return rented videos/DVDs.

□   Set air conditioners/thermostats at 80 degrees to prevent mold growth.

□   Unplug or turn off circuit breakers to hot water heater to save energy.

□   Discard all perishable items.

□   Pack all prescription drugs including "refrigerated drugs."

□   Unplug electrical appliances and computers (except refrigerators) susceptible to lightning and power outages.

□   Turn off main water valve.

□   Remove all furniture from lanai.

□   Ask a friend or neighbor to check on your property every week or two while you are away. (Request that they remove their shoes while inspecting carpeted areas. If the carpeting is wet, it will be easily detected.)

POLICY NO. 0032.0

TITLE: CONTRACTORS & OWNERS WORK RULES

DATE APPROVED: DECEMBER 3, 2009

UPDATED: Approved changes 01/25/10

REFERENCE:

Manager’s Office must be advised by the Owners/Contractors of all remodeling and repairs being performed in each unit. Contractors must be licensed and prove insurance. (A master list of approved contractors will be available in the Manager’s office.) Permits must be presented to the unit owner and displayed in the front window.

Work Hours:

All work to be performed between the hours of 8:00 AM and 6:00 PM. No Sunday work (except emergency repairs).

Please be considerate of your neighbors, keep noise to a minimum.

It is recommended that MAJOR remodeling projects be scheduled between the months of MAY and OCTOBER, if possible.

Contractors must supply their own hand carts/trucks. No Beach & Tennis Club luggage carts are to be used by contractors.

Contractors may not store equipment on site, except in owner’s unit.

All clean up must be performed and removed from the premises by contractors/owners.

If BTC dumpsters are used, a charge of $100.00 will be charged to the owner/contractor.

Any damage to common areas, walkways, etc., will be repaired by B&TC and invoiced to the owner.

By law, handymen cannot do contractor work – only minor work. Major projects must be done by professionals to protect our property from possible hazards and legal action.

 


Good News for Owners who Rent their Units:

Effective June 1, 2010, your renters will now be able to play tennis absolutely free – yes, free!!!

No charge to your renters … full details are available at the tennis facility. Any special lessons or equipment will have an extra charge.

The state statute that we, as Board members, reviewed found that we will now be in compliance, based on our attorney’s opinion.

You may now inform your renters that they may take full advantage of all the amenities that The

Beach & Tennis Club offers – swimming pools, parking, bocce ball, shuffle board and tennis, etc. at no additional cost. Please enjoy the new addition – another amenity that will help you rent your unit, at no extra cost to you).

Please adhere to the revised tennis policy. A copy of the rental agreement must be submitted to the Tennis Pro to verify authority to play (unless specifically excluded).

PLM TENNIS

The tennis facility at The Beach & Tennis Club is operated and managed by PLM Tennis and ALL players at The Beach & Tennis Club tennis facility MUST adhere to the following policies/rules:

1. Proper tennis attire is to be worn at all times.

2. Players must have smooth-soled court shoes. Running shoes, cross-training shoes, etc. are not acceptable for our Har-Tru (clay) courts.

         3. Abusive or vulgar language will not be tolerated.

4. Courts are closed for maintenance & watering from 1:00 PM to 4:00 PM daily. These times may vary and are approximate.

5. DO NOT walk on or attempt to play on WET COURTS. This damages our court surface and is considered vandalism.

6. Equipment rentals and sales are available through the Pro Shop. PLM Tennis operates a full service Pro Shop.

         7. Check with Pro Shop for reservation policies.

8. Players should be prepared to show photo I.D., and rental agreement for all tennis parties.

9. Please keep in mind this is a first class tennis facility, which is privately owned by The Beach & Tennis Club and is privately operated. IT IS NOT A PUBLIC PARK.

The Manager’s Moment

END OF SEASON - OWNERS RETURNING NORTH

We are saddened to see the end of "season" and a lot of our owners returning to their northern homes. We will miss you. However, we are planning to accomplish a lot of projects for you during the summer. We hope you will enjoy the changes when you return.

ELEVATOR & FIRE ALARM MODERNIZATION IN ALL BUILDINGS

We have contracted with General Elevator and Cintas Fire Systems to upgrade and modernize our elevators and our elevators fire alarm system to meet current codes. The upgraded fire systems are almost complete and the elevator modernization has begun. The elevator modernization will continue through the balance of this year.

BINGO AT THE B&TC

BINGO WAS AGAIN A BIG HIT WITH OWNERS THIS SEASON.  MORE ACTIVITIES ARE BACK TO GOOD OLD DAYS.  NEXT SEASON WE WILL HAVE MORE PLANNED FUN FOR ALL.  PLEASE SEND ANY SUGGESTIONS TO TED KORKOSZ.  I WOULD LIKE TO PUT OUT AN EVENT CALENDAR AND WORK WITH A COMMITTEE ON PLANNED ACTIVITIES FOR NEXT SEASON.

ALL OWNERS: Please be advised IRMS, our insurance agent, will forward to your residential insurance company a copy of an Insurance Mitigation Verification Certificate upon your request. This certificate COULD save money on your insurance premium.

Mail Room Rental Bulletin Board

Rental Form For Owners:

Rental Information forms are available in the Mail Room in Building # 4. Owners can fill out the form; place it in a plastic sleeve; and post the form on the Rental Bulletin Board in the Mail Room. Also, owners can place photos of their unit in the notebook in the Mail Room. The photo book is located on the shelf near the Outgoing Mail Box.
