Welcome back from the "cool" north. I hope everyone enjoyed the summer. Things at B&TC continue to move along. All of the everyday maintenance continues to be handled by our staff without much fanfare. The city and Fire Department are continuing to work with our staff and TRC, our engineering firm, to work through code violation issues. Every trash chute room has been inspected and a plan is being worked on to bring the violations up to current code. Work is in progress on this project. TRC developed the specifications for bids to go out to vendors. We selected a vendor, South Florida Paint & Waterproofing, and have begun the process of updating the trash chute rooms. We do not know what the total costs will be at this time, but will be in excess of $50,000. Dan Balensiefer is our new maintenance supervisor. Delaney Hughes our cleaning employee, had to resign because of health issues. We are currently looking for a replacement. Anyone that owns a unit that has had any change done to their unit, or that has a unit they bought that has had a change, will need to make sure it was done with a building permit and meets code. If you have any questions about this please call the office for assistance. No major storms reported for our area of Florida this year. Let's hope the good luck continues. Dan Balensiefer is our new Maintenance Supervisor at The Beach & Tennis Club. Dan is proving to be very knowledgeable in several areas. He is very energetic and is absorbing condominium maintenance issues quickly. Dan will also be the after- hours contact person, and can be reached at 239-273-0167.

HURRICANE PREPAREDNESS
Yes, it is that time of year again. In an effort to help secure BTC property, we ask all owners to please secure your unit by removing all items that might become projectiles, such as lanai furniture, door mats from atrium walkways, if possible, remove window screens, etc.
If a storm should affect The Beach & Tennis Club, owners need to be aware communication may be limited. Communicating to all owners the severity of damages would be a concern of BTC Staff, but depending on the severity we may be attending to cleanup and repairs, so we would like to assign 1-2 owners from each of the five (5) buildings as a contact that we could relay updates periodically, and that contact would be able to convey to other owners in their building the status. If you are an owner, and would be living in a location outside the Bonita Springs area during hurricane season and would be interested in being a contact for your building please call or email BTC office.

The Beach & Tennis Club is once again enforcing towing with a new towing company, G & C Towing. Effective July 1, 2011, all owners and renters MUST have a valid parking permit on their vehicle(s). All violators will be given a warning, followed by a violation sticker. If the vehicle still remains on property, our towing company (G & C Towing) will be called to remove vehicle (at vehicle owner's expense).

TRASH CHUTE UPDATE:
TRC Engineering, along with Bonita Springs Fire Inspectors, have inspected trash chute walls in trash rooms on tier 6 of all 10 floors in all five buildings. TRC has prepared project drawings of affected areas to be repaired, which were presented to the Bonita Springs Fire Department and Code Enforcement for approval. Bids were opened to contractors, and we selected South Florida Paint & Waterproofing.
BTC will keep all owners updated as news is available.

Enforcement:
Some owners have received a notice from Bonita Springs Code Enforcement informing them of possible violations.
If work was performed in your unit and a permit was pulled with Lee County, but no final inspection was completed, then Bonita Springs states a new permit will have to be issued and a final inspection performed. If any violations are found, owner will be required to correct the violations.
All owners planning on remodeling unit are instructed to come to the Association Office and fill out the Contractors Information Sheet and furnish a copy of the Contractors License and Proof of Insurance and copy of the Permit (if required).

in the Mail Room in Building # 4.
Owners can fill out the form;
place it in a plastic sleeve; and post
the form on the Rental Bulletin Board in
the Mail Room.
Also, owners can place photos of
their unit in the notebook in the Mail
Room.

shelf near the Outgoing Mail Box.
